Ayana is a brand new, architect designed, luxury beach house perched on the hill above Byron Bay's world renowned Clarkes Beach and The Pass. This 320 square metre, three level residence overlooks the lush subtropical vegetation of Arakwal National Park enjoying north facing ocean views up the coast.

The ground level has a stunning under cover entry area with out-door hot/cold shower adjacent, perfect for rinsing off after returning from the beach and substantial four car garage.

Ayana's mid level comprises fully equipped kitchen/living/dining room opening out through large timber framed glass sliding doors and louvered glass windows onto an extensive north facing covered deck with built in bench seating and BBQ. Perfect for relaxing and entertaining. This level also contains, a large separate family media room with wireless ADSL2 Internet and study area, laundry with plenty of storage and full bathroom.

Upstairs there are four large bedrooms (1 king, 2 queen and a 4^th with three king singles plus trundle) capable of sleeping 10 people. All bedrooms have built in robes with integrated dressing tables and two bedrooms have glass sliding doors opening out to a north-facing deck looking the beach below.

The dark stained weatherboard exterior cladding and local basalt stone feature walls ensure the house merges into the landscaped context of the surrounding tropical garden. A private rear courtyard also contains an elevated 6 person heated spa that adds a further level of luxury to the residence.

Ayana features stained timber floors to the living areas, sisal carpet to the bedrooms, bespoke kitchen with Miele appliances, security system, full reverse cycle air conditioning, ceiling fans, LED mood lighting, integrated audio speakers, solar hot water and rain water storage. The living room features a fantastic stone surrounded gas fireplace.

On the upper level, the ensuite bathroom has underfloor heating whilst the larger family bathroom has heated towel rails and underfloor heating.

Ayana is a 2 minute walk down to the to the beach along a beautiful bush track, a 15 minute stroll to the Byron town centre with its vibrant restaurants and colourful attractions and a 15 minute hike along the Cape Byron walking track to the Lighthouse and Australia’s most easterly point.
